The hotel will have a basement, ground floor with a gallery, two floors and two-level loft, with three underground floors. Gross surface area (both underground and above-ground floors) is about 3,155 square meters.
At the level of -3 are planned garage, space for pool technology and similar. At the level of -2 spa with swimming pool, warehouse hotel and the necessary technical facilities (cloakroom staff, part of waste disposal, etc.). At -1 level are the kitchen, laundry, ski, shops and additional technical facilities. The ground floor is reserved for the reception in the hotel and restaurant. Two typical floors, and the first level of the loft, designed for four apartments. Total – hotel will have 13 units.
Hotel will be heated and cooled by electricity, and for domestic hot water solar energy will be used (by using 15 solar collectors).
Location permit prescribes certain rules of construction, especially considering that it comes about in a national park. For example, when it comes to outward appearance, all applied materials must be natural. For the treatment of the facade must be used exclusively wood and plastered white facade and shingles as a roof covering.
The minimum allowable angle of the roof is 35 degrees. Using the marquee, in the function of highlighting the “Kopaonik” mountain architecture, it is particularly recommended.
Also, the facade is allowed to use only black and white. Joinery must be made of natural materials.
